Once you have decided which house is for you, just inform our Sales Manager or Auctioneer and they will formally reserve the house for you subject to you paying a booking deposit.

How much deposit do I pay?
€5000. Deposits are usually paid by bank transfer. Our accounts department will forward the necessary bank details to you once we have agreed your sale and provide a receipt once funds are received.
Is my deposit refundable?
The deposit of €5000 is refundable should contracts not be exchanged on your house (if you change your mind).
Can I make structural changes?
No structural change can be made to the property, however minor changes should be discussed with the site manager.
Do I need an engineer?
Your solicitor and mortgage lender will require you to engage an Engineer.
When do I get a solicitor?
You should appoint a solicitor before you pay your booking deposit. Doing your research early in your house hunting will save you time when you need to officially instruct someone.
What is a snag list?
Your engineer will inspect the property for you once construction is complete and will compile a snag list, usually a list of cosmetic items they would like to see addressed before you take ownership of the property.
Can I choose my own kitchen?
Yes, you can choose your own kitchen. You can also choose your own tiling and paint colours. All are selected from our standard range.
How long will it take to build my house?
A completion date for you house is gauged from the return date of your signed contract. Once we have received this, your site manager will provide a date.
When do I sign contracts?
Once your solicitor receives contracts from OLOS we expect them to be returned within 6-8 weeks.
